Concrete work covers driveways, patios, walkways, steps, slabs and repair or replacement of deteriorated surfaces. Longevity is determined by base preparation, drainage, correct thickness and proper curing — all largely invisible once the pour is finished.

Concrete is unforgiving of poor preparation, and the failures appear years later when nobody is inclined to connect them back to what happened before the pour.

Most cracking is normal. Concrete shrinks as it cures and moves with temperature, which is why control joints exist — they encourage cracking to happen in a planned straight line rather than randomly. Fine cracks following those joints are doing their job.

What matters is cracking that indicates movement underneath: wide cracks, cracks where one side has lifted relative to the other, and cracking that is actively progressing. Those point at the base rather than at the concrete.

The two halves of the state deteriorate differently. In Spokane, Yakima and the Tri-Cities, freeze-thaw cycling is dominant — water enters surface pores and small cracks, freezes, expands and widens them, and each winter compounds the last. West of the Cascades, freeze-thaw is minor and the problems come from water and inadequate base preparation.

Where settlement is involved, the cause has to be addressed first. New concrete poured over the same unstable base does exactly the same thing again.
