An accessory dwelling unit is a secondary residence on a lot with an existing home — interior conversion, attached addition, or detached structure. Washington has moved toward enabling ADUs more broadly, but requirements are set locally, so confirming current rules for your specific address is the first step.

ADUs have become one of the most discussed residential projects in Washington, and the regulatory picture has moved considerably. That movement is itself the most important thing to understand — guidance written even a couple of years ago may describe requirements that no longer apply, in either direction.

There are three forms. Interior conversion of existing space is usually least expensive because the shell exists. An attached unit adds to the house and often shares utilities. A detached structure is most expensive, needing its own foundation, envelope and utility connections, and most flexible in layout.

What actually determines feasibility is rarely budget. It is utilities — whether water, sewer and electrical service to the property can support an additional dwelling — and site constraints such as setbacks, lot coverage, height limits and critical area designations.

The basement conversion is the route most commonly underestimated. It sounds cheap because the space exists, and then egress requirements and ceiling height turn it into a much larger project.

A basement conversion including a bedroom and one that does not are very different projects, because a bedroom requires a compliant egress window and basement openings generally are not.

Often it looks that way and frequently is not. Egress requirements mean a bedroom needs a window with a minimum clear opening, and basement windows generally do not comply. Achieving it means enlarging the opening and adding an egress well — excavation and structural work.
