A significant number of Washington properties outside the incorporated areas draw water from private wells, and the responsibilities differ meaningfully from being on municipal supply.
What the system consists of
A pump drawing water from the well. A pressure tank storing water under pressure so the pump does not run every time a tap opens. A pressure switch controlling the pump. Frequently, treatment equipment addressing whatever is in the water.
Each of these fails differently, and knowing which component is which helps considerably when something goes wrong.
Testing is your responsibility
The most important difference from municipal supply. Nobody is testing your water unless you arrange it.
Testing for bacteria and nitrates is standard practice for private wells, and it makes sense to test after any work on the system, after flooding, and if the water changes in taste, smell or appearance.
Your county health department can advise on recommended testing for your area, since local conditions affect what is worth testing for. That local guidance is more useful than a general list, because what turns up in groundwater varies by geology and land use.
Hardness and iron
The most common water quality issues in Washington wells, and they are nuisance rather than health matters.
Hard water leaves scale inside water heaters, on fixtures and in pipework. It reduces appliance efficiency and shortens equipment life, which is a real cost even though it is not a safety issue. This is more common east of the Cascades, where hardness is generally higher.
Iron produces staining on fixtures and laundry, and a metallic taste. Manganese does something similar with darker staining.
Both are treatable, and treatment equipment is a normal part of a rural Washington water system rather than an unusual addition.
Pressure tanks and pumps
A failing pressure tank makes the pump cycle rapidly — switching on and off frequently rather than running in proper cycles. That wears the pump out, and pumps are the expensive component.
If your pump is short cycling, it is worth addressing promptly rather than waiting, because the cheap failure is damaging the expensive one.
Loss of pressure, air in the lines, or fluctuating flow are all worth investigating rather than tolerating.
Winter and freeze protection
The wellhead, pressure tank and any exposed pipework need freeze protection, and this matters considerably east of the Cascades where sustained cold is the norm.
Equipment in an unheated well house or outbuilding is particularly vulnerable, and those structures are frequently forgotten because nobody visits them routinely.
Power outages
A consideration specific to well systems: no power means no pump, which means no water. In rural and foothill Washington, where outages can be extended, that is a genuine practical issue.
Keeping some water stored is sensible. Generator provision is a more substantial answer, and connecting a generator safely to a well pump is regulated electrical work requiring a transfer switch or interlock and an electrician.
Renovation implications
Adding bathrooms or fixtures increases demand on the system. Well yield and pump capacity are real constraints, and a property on both well and septic has two capacity questions rather than one.
Raise it at design stage if you are planning substantial work.
Buying a property on a well
Have the system inspected and the water tested as part of the purchase, separately from the general home inspection. Establish the well’s depth, age and yield, the age of the pump and pressure tank, and what treatment equipment is present and why it was installed.
