Tankless is generally presented as the modern option and tank as the thing it replaces. The real comparison is more balanced, and one Washington-specific factor matters more than the marketing suggests.
How they differ
A tank unit heats a reservoir and keeps it hot, ready for use. A tankless unit heats water as it flows through, on demand, with no stored reservoir.
That produces the headline advantages: no standby heat loss from keeping a tank hot, no finite reservoir to run out, and a much smaller physical footprint.
The Washington incoming water factor
This is the consideration most often left out and it genuinely matters here.
A tankless unit raises incoming water to the target temperature as it passes through, so its capacity is expressed as a temperature rise at a given flow rate. The colder the incoming water, the greater the rise required, and the lower the flow rate the unit can deliver.
Washington’s incoming water is cold, particularly in winter and particularly east of the Cascades. A unit sized on the assumption of warmer incoming water will underperform exactly when you notice it most — a January morning with two showers running.
Ask the installer what temperature rise they have sized for and at what flow rate. A vague answer is a warning.
Installation is where the cost sits
The unit is more expensive; the installation is often more expensive still.
Gas tankless units typically need a larger gas supply line than a tank unit and different venting, both of which can mean substantial work in an existing home. Electric tankless units draw heavily and frequently require an electrical service upgrade — which in older Washington homes may already be constrained by a heat pump or EV charger.
This is why tankless is much more straightforward in new construction than as a retrofit, and why retrofit quotes vary so widely between houses.
Longevity and maintenance
Tankless units generally last longer than tank units, which offsets part of the cost difference over time. They also have serviceable components rather than a tank that eventually corrodes through.
They do require maintenance, particularly descaling in hard-water areas. That is a real consideration in Spokane, Yakima and the Tri-Cities, where harder water means scale builds faster. Neglecting it shortens life and reduces performance.
Where tankless clearly wins
Space-constrained properties. Households with genuinely variable demand where running out of hot water is a recurring frustration. Situations where the water heater sits somewhere a tank failure would cause damage — no tank means no tank to empty across a floor.
Where tank is the sensible answer
Straightforward like-for-like replacement where the existing installation works. Homes where gas line or electrical upgrades would be substantial. Households whose demand the current tank meets adequately.
There is nothing wrong with replacing a tank with a tank. It is the lower-cost, lower-complexity option and for a great many Washington homes it is the right one.
How to decide
Get both priced properly, including any gas, venting or electrical work required. Then compare the real installed costs rather than the equipment prices, because that is where the difference actually lives.
