Insulation gets discussed in terms of depth and rating. What actually determines performance in a real house is frequently whether air is moving past it.
Air sealing first
Insulation slows heat moving through materials. It does very little about air moving through gaps, and a house with substantial air leakage loses heat regardless of how much insulation sits above the ceiling.
Warm air rises and escapes through gaps around light fittings, plumbing penetrations, the attic hatch, chimney chases, top plates and ductwork. Sealing those is cheaper than adding insulation and frequently does more.
Adding depth on top of a leaky ceiling is treating the symptom. Seal first, then insulate, and the insulation you add actually performs as intended.
The attic, then
Usually the best return in a Washington home after sealing. Heat rises, the attic is the largest surface losing it, and access is generally straightforward.
What to look for: adequate depth, even coverage without gaps, no compression, and soffit vents not blocked by insulation pushed into the eaves — which is extremely common and defeats the ventilation the roof depends on.
East of the Cascades this is doubly valuable, because inadequate attic insulation is what causes ice dams. Heat escaping warms the roof deck, melts the snow from below, and the meltwater refreezes at the cold eave.
The crawl space
The Washington-specific one. Insulation between floor joists that has fallen, sagged or become damp is doing nothing, and damp insulation is worse than none because it holds moisture against the structure.
In an encapsulated crawl space, insulation moves to the perimeter walls instead, bringing the space inside the conditioned envelope. In a vented crawl space it stays between the joists, and the priority is that it is dry, in contact with the subfloor and properly retained.
Walls, honestly
Wall insulation in an existing house is more disruptive and generally lower return than attic and air sealing work.
Where it makes sense is opportunistically — while siding is being replaced and the wall is open anyway, or during a substantial remodel. Blown-in retrofit is possible without opening walls, though its effectiveness depends on what is already there and on installation quality.
If budget is limited, the attic and air sealing come first. That is not a compromise; it is where the return is.
Summer works too
Insulation is discussed as a heating measure and works in both directions. An insulated attic keeps heat out of the rooms below in summer as well as in during winter.
That matters increasingly in Washington, and it matters most in the Tri-Cities and Yakima where summer heat is a genuine load rather than an occasional inconvenience.
The HVAC connection
Sequence these correctly. A better-insulated, better-sealed house needs smaller heating and cooling equipment.
Sizing HVAC before improving the envelope means buying larger equipment than necessary and running it for its whole life. Improving the envelope first means a smaller system, lower upfront cost and lower running cost — a double saving that gets missed regularly.
Older homes and hazards
In Washington’s pre-war housing, insulation may contain materials that should not be disturbed. If the house is old enough for that to be a question, get it assessed rather than pulling anything out yourself.
