Flooring is usually chosen on appearance and cost. In Washington there is a third variable that determines whether the choice survives, and it sits under the floor.
Moisture from below
A large share of Washington homes sit above crawl spaces, and a substantial number of those crawl spaces are damp. That humidity migrates upward through the subfloor.
Wood responds to moisture by moving. Solid hardwood installed over a damp crawl space can cup, gap seasonally, or buckle. This is one of the more common flooring failures in Western Washington and it is entirely predictable.
Before choosing flooring, look at the crawl space. Standing water, damp ground, condensation on pipes or a missing vapour barrier all say something about what your new floor will be sitting over.
Fixing that first is cheaper than replacing flooring twice.
The options against that background
Solid hardwood. Beautiful and refinishable multiple times, which is a genuine long-term advantage. Most sensitive to moisture movement, so it needs stable conditions below and appropriate acclimatisation before installation.
Engineered wood. A wood wear layer over a stable core, which handles moisture variation considerably better than solid. A sensible compromise for many Washington homes. Refinishing capacity depends on wear layer thickness — worth asking about, since it varies enormously.
Luxury vinyl plank. Genuinely water resistant, which makes it well suited to kitchens, bathrooms, basements and homes with less-than-ideal subfloor conditions. Quality varies considerably within the category.
Tile. The most water-tolerant option and the right answer for most wet areas. Cold underfoot, which underfloor heating addresses. Installation quality — particularly substrate preparation and waterproofing in wet areas — matters more than the tile itself.
Carpet. Warm and quiet. Holds moisture, which in a damp Washington home is a consideration, particularly at ground level over a crawl space.
Wet areas specifically
Bathrooms, laundry rooms and entryways see water regularly. In Washington, entryways see it for much of the year.
Tile or a genuinely water-resistant product makes sense in those locations. What matters as much as the surface is what is beneath it — waterproofing in wet areas is invisible once finished and is where failures originate.
Ask any contractor how they detail waterproofing at corners, thresholds and where a shower meets the floor. Specific answers indicate someone who thinks about it.
Basements
Below-grade floors are in contact with ground and subject to moisture from beneath. Solid wood is generally a poor choice. Tile and water-resistant products are safer.
As with basement conversion generally, establishing that the space is genuinely dry through a wet season comes before selecting anything.
Eastern Washington
Less moisture pressure and more temperature swing. Wood movement there responds to seasonal humidity variation between hot dry summers and cold winters, which is a different pattern from the marine west’s persistent damp.
Acclimatisation before installation matters in both climates for different reasons.
Sequencing
Flooring goes in after anything that involves opening walls or floors. Installing new flooring before plumbing or electrical work means damaging new flooring.
This sounds obvious and is one of the more common and expensive sequencing mistakes in phased projects.
